Scope of Service Experience

Van Power is Chief Operating Officer of NAI Global’s Call Center / Site Selection Services Worldwide, and is Chief Operating Officer of NAI Robert Lynn’s Corporate Services Divsion in the Dallas and Fort Worth, Texas metroplex, He specializes in representing corporate tenants in the site selection, acquisition and disposition of corporate call centers/contact centers, service centers, industrial and office properties worldwide. During his career, Power and his team have completed site selection assignments on over 7 million square feet of call center space. Power combines comprehensive office, industrial and build-to-suit market knowledge with integrity, resourcefulness, tenacity, and 30 years of negotiation experience to represent the best interests of his corporate and business clients. He was honored as one of The Dallas Business Journal’s Commercial Real Estate “HEAVY HITTERS” every year from 1991-2004. NAI Global named Van to the NAI Global Elite, a group comprised of the organization’s top performers and top producers. Power qualified as a Top Performer at the Elite level based on production in 2009 and qualified as Silver Elite in 2010 and 2011. Additionally, Van was selected as one of Dallas’ Power Brokers in March of 2011, February 2012, February 2015, and March 2017. His transaction experience includes representation of tenants both large and small clients, in assignments ranging from negotiating headquarters, office, industrial, office-flex and build-to-suit leases to major corporate relocations. He has unique expertise in labor analysis, demographic evaluation, site selection and negotiation of municipal, county, state and/or provincial incentives for the teleservices industry.

Education

Van Power was an honor graduate, and has a B.A. in Political Science and English,from the University of Mississippi and attended law school at Ole Miss. While attending Ole Miss., Power, while a collegiate athlete, was named to the Who’s Who among Students in American Colleges and Universities. In 1983, he was selected as an Outstanding Young Man in America.

Background & Experience

Van was Co-Founder and President of Arledge/Power Real Estate Group, where for 14 years he represented corporate clients in the United States, Canada, Mexico, Costa Rica, the Caribbean, Latin America, the United Kingdom and South Africa Arledge/Power was recognized by the Dallas Business Journal as winner of its “2001 PACESETTERS AWARD,” given to the #1 Fastest Growing Company in the Dallas Metroplex for 2000-2001. Arledge/Power was also honored as a recipient of the 2001 “Dallas 100” Award, recognizing the fastest growing companies in Dallas. Prior to his real estate career, Power was the International Executive Director of the National Cheerleaders Association (NCA) and accrued 14 years of executive management experience in national and international facility planning. Among his accomplishments, Power negotiated facilities for more than 400 local, national and international sporting events. As Executive Director, he was responsible for over 500 employees operating in 48 states and 12 countries including 350 locations worldwide.

Mr. Power’s honors and professional affiliations include selection to the prestigious Society of Office and Industrial Realtors (SIOR) and was named to its Education Committee, Dallas’ Real Estate Managers Forum, NTCAR Board of Directors (2005, 2006, & 2007), Executive in the Delta Wildlife Association, Sigma Chi Alumni Association, University of Mississippi Alumni Association, the Dallas Safari Club, Safari Club International, The Dallas Ecological Society, recipient of the Golden Eagle Award from the National Rifle Association (NRA), member of the Dallas Gun Club, a Territorial Marshall for the State of Oklahoma and a Captain of Industry for the State of Mississippi. He and his wife Barby have a son, Colt, who played lacrosse for the “fighting Irish” of Notre Dame. They are also members of St. Michael and All Angels Episcopal Church.

Fred Meyer was born in Kingston, Pennsylvania. He grew up in New York City attending college preparatory school at Horace Mann School in Riverdale, New York and earned a Bachelor of Arts degree from the University of Rochester. After graduation, Fred performed postgraduate research in Psychology, Biology, and Chemistry.

Fred joined NAI Mertz Corporation in July, 1985 and was named President of NAI Mertz Corporation of Pennsylvania in 1994. Mertz Corporation of Pennsylvania serviced the Northeastern Pennsylvania markets of Wilkes-Barre, Scranton, Hazleton, Williamsport and Stroudsburg and is the NAI affiliate for that territory.

From October, 1999 until June, 2002 Fred was senior vice-president of GMH Capital Partners. He was instrumental in establishing the joint venture between GE Capital Real Estate and GMH Associates. He helped create the framework/structure of the company, hiring staff, and implementing the different processes, which resulted in over 200 transactions with the different GE Capital Companies during 2001 – 2002. Fred was responsible for managing the real estate for GE Supply, Penske and TIP.

In 2002, Mr. Meyer created the CRESTAR Alliance a national alliance of real estate professional providers, whose services are delivered through the application of Six Sigma and Business Process Management philosophies and methodologies that occur during the life cycle of a real estate event.

In 2005 Fred re-joined NAI Mertz Corporation as the Director of Corporate Services directing multi-state searches / portfolio analysis for national companies such as GXS, Empire Today, MasTec, Matheson Tri-Gas, McKinsey Consulting and others. Fred also heads up the distressed debt / work-out department and has worked with numerous banks and special servicers.

During his career in commercial/industrial real estate, Fred has developed strong skills in all aspects of office and industrial sales and leasing transactions. He has been retained by various owners of multitenant complexes and has successfully represented them bringing occupancy levels to 100%, even during the depressed real estate era of the late 1980’s and early 1990’s and again 2009-2011 for national clients such as First industrial and US Steel. Fred has been successful by combining his communication and people skills with creativity and a thorough analytical view which has resulted in numerous transactions, many with repeat customers. Fred’s tenant representation skills have led to exclusive tenant representation assignments for multi-locational/state searches for national clients.

Fred has won numerous national real estate awards for his leadership, sales skills and sales, in 2011 he was inducted into the NAI Hall of Fame. Fred has been a featured speaker and presenter at numerous national meetings, conventions and trade shows. Additionally, Fred is a Black Belt in Six Sigma and is a national instructor in Six Sigma focusing on its application to corporate real estate.

David Schrock is a Senior Director in NAI Global’s Contact Center/Site Selection Services practice.

Schrock has extensive experience analyzing commercial real estate markets, performing site selection and due diligence, project management and negotiations. He began his career in commercial real estate with Rosewood Property Company as a Market Analyst, responsible for office market studies throughout the United States. Most recently, he was with Royal Seal Development, a national build-to-suit developer based in Dallas, Texas, where he was responsible for locating sites for national tenants throughout Texas, Colorado, Louisiana, Mississippi, Alabama, Florida, Illinois, Indiana, Ohio and Michigan.

Prior to his work with Royal Seal Development, Schrock was Vice President of Site Selection and Research for Arledge/Power Real Estate Group Inc., an international tenant representation firm that specialized in the call center/contact services industry and build-to-suits. He was responsible for creating and updating information regarding site selection and research; demographic and labor studies; financial analysis and ongoing project management services.

Throughout his career, Schrock has been directly involved in negotiating acquisition contracts, performing property due diligence, working with city, county and state governments, and managing projects from purchase to close using third-party and in-house construction managers, architectural and engineering managers, legal counsel and staff. He has worked extensively throughout the United States, Canada, Mexico, the United Kingdom and the Caribbean, resulting in over 1 million square feet of closed transactions.

Schrock earned an MBA in Finance from Texas Christian University in Fort Worth, Texas, and a BS degree in Business Administration and Systems Analysis from Taylor University in Upland, Indiana.

Colt is the Suburban Tarrant County office and medical office broker based out of the NAI Robert Lynn Fort Worth office, specializing in providing a full spectrum Tenant Representation and Owner Representation services.

As Vice President, Colt personally tracks every tenant, owner, available space and real estate transaction that takes place in his markets. He works closely with Office Division President, Tom Lynn, Fort Worth President Todd Hubbard, and Downtown Fort Worth and Arlington Office Market Director Grant Irvin to provide clients with full spectrum of services.

Additionally, Colt actively partners with brokers based out of other NAI offices throughout Texas and the country to deliver solutions for his clients in other markets.

Scope of Service Experience

Colt is an office specialist Vice President focused on providing a full spectrum of Site Selection and Tenant Representation services. Colt has worked to provide valuable services and solutions for his clients on 135+ transactions, valued at $40+ million, and totaling 570,000+ square feet. In 2015, Colt was the #2 producer for the entire NAI Robert Lynn Office Division.

Education

Colt received a degree from the University of Notre Dame Mendoza College of Business. While at Notre Dame he was a four year member of their NCAA Division I Men's Lacrosse team, awarded Big East Conference All-Academic Team Honors and Dean's List recognition.

Background & Experience

Prior to joining NAI Robert Lynn, Colt worked in facility management with GM Financial/AmeriCredit in Fort Worth, Texas. He assisted in evaluating and monitoring the status and progress of nationwide facility management, including acquisition, build-out/expansion, remodeling, relocation, and maintenance.

Leigh Ann Rutherford became a member of the NAI Global Contact Center/Site Selection team in 2009. She creates and reviews all Contact Center/Site Selection presentations, ensuring they are specific to the needs of each client and works directly with Van Power, SIOR, in completing the comprehensive site selection plan. Her keen attention to detail combined with the extensive experience of the Contact Center/Site Selection team members has resulted in an unparalleled level of client service and satisfaction.

Leigh Ann has been with NAI Robert Lynn since 2004 and is a member of the NAI Global Marketing Council. She graduated from the University of Texas at Arlington in 2002 with a Bachelor degree in Management.
